The architect’s role in administering the construction contract includes, but is not limited to, the following tasks:

  • Making periodic site inspections to check work in progress regarding design quality control, materials selections and performance, as described in the contract documents.
  • Resolving any issues arising on site and providing supplementary details and information when required.
  • Assessing contractor’s progress claims for payment and issuing payment certificates.
  • Assessing contractor’s claims for any variations to the project.
  • Answering contractor’s general queries regarding the project and documentation.
  • Attending site meetings with the contractor and owner.
  • Providing the client with regular reports regarding time, cost and progress.
  • Co-ordinating external consultants.
  • Assisting with the choice of provisional sum items allowed for in the contract, but not selected at the time of contract signing.
  • Preparing defects lists prior to practical completion.
